Executing these opportunities could be subject to government approvals, tenant consents, and market conditions. These opportunities will change from time to time as we identify hurdles that cannot be overcome in the near term, and focus on those opportunities that are most likely to lead to the creation of shareholder value over time.
We have opportunities to add both single tenant and multi-tenant stand alone pad buildings at existing retail properties. Many of these opportunities are “by right” and construction is awaiting appropriate retailer demand.
Successful retail properties in our portfolio may have underutilized space, creating opportunities to convert previously unusable areas or other existing uses into additional GLA.
With over 1,000 residential units in the portfolio, we have the potential to enhance our retail locations by constructing additional residential components to existing retail and mixed-use properties.
